Check eligibility for this transfer
The foreign ownership limit is based on the area of units in the relevant condominium. A statement that a project has foreign freehold does not establish available quota for this transfer. Obtain current confirmation from the condominium juristic person and local adviser.
Match the documents
Match seller identity and authority, title, project, building and unit. Ask the Land Office or appointed lawyer which buyer documents and payment evidence apply to the proposed transaction.
Check possession and liabilities
Request clear handover terms, current occupancy information, access for inspection and a condominium debt certificate or equivalent evidence applicable to the transaction. Agree who pays outstanding amounts.
Keep a dated evidence record
Document issuer, date, asset identity and unresolved conditions. This checklist is a research aid and does not replace legal advice or a transfer determination.
