Confirm access

Identify who has the keys and authority to arrange access. Confirm the date and areas accessible. Exterior photos cannot establish interior condition.

Document condition

Record dated photographs, visible defects, moisture signs, electrical and plumbing concerns, fixtures and furniture. Use qualified inspectors for technical conclusions and cost estimates.

Clarify occupancy

An advertisement without an occupant warning is not proof of vacancy. Ask who uses the property, whether any lease exists and who bears responsibility for vacant handover.

Agree the handover record

Match meter readings, keys, access cards, included items and outstanding payments to the contract. Track unresolved work and confirm completion with evidence.
