From advertised rent to net property yield
Model vacancy, operating costs, renovation and the full purchase budget before judging rental economics.
PropertyAlpha research · 2 November 2026
Start with total invested capital
Add purchase price, buyer costs, legal and inspection work, renovation, furniture and contingency. Enter financing separately if relevant. Blank calculator fields are unknown. Yield stays hidden until every required input is valid; enter an explicit zero only where you have established that no cost applies.
Make income assumptions explicit
Use evidence relevant to the same type of property and intended lease length. Asking rent is not achieved rent. Seasonality, vacancy and collection losses can materially change the result.
Subtract recurring costs
Include management, condominium charges, insurance, repairs, replacement reserve and applicable taxes. Confirm that the intended rental use is permitted before modelling it.
Stress-test the decision
Compare a base case with lower rent, longer vacancy and higher costs. Net yield before financing is not an investment IRR, resale guarantee or a return in your home currency.
