SAM source checks: unit identity, documents and open questions
How to distinguish a current page observation from buyer eligibility, legal verification and an executable purchase.

Match the exact asset
Match the SAM asset code, condominium unit, project and area. A page ID in a URL is not the asset code. PropertyAlpha corrected a Royal Place source link after finding that it identified a different commercial property.
Read the subject, not related cards
Related-property cards can contain different prices and sale statuses. Record the subject listing status and preserve the source URL and observation date. A recent retrieval does not make an older description current.
Investigate conflicting figures
SAM CL0226 shows 41.80 square metres in its headline area and 41.32 as the common-property share figure in the description. These are separate source statements. Obtain the unit documents and ask the seller to explain them before relying on an area-based comparison.
Review forms before submitting
The linked SAM offer pack includes buyer declarations and obligations concerning possession. Have the actual applicable forms and terms reviewed before signing or paying. A blank form does not establish vacant possession or approval for a foreign buyer.
Ask in the seller’s language
The property passport prepares English, Russian and Thai information requests. Review the questions and use the original seller’s verified contact. Preparing a draft sends nothing and creates no purchase commitment.
